The payment stages

Payment system prior to 15th September 2005;

The first payment
Reservation payment 6,000 €

Once the reservation deposit has been paid the property is held for one calendar month whilst the Down Payment Contract is completed. Within this period the Down Payment of 10% will be due (less the 6,000€ reservation fee).


The second stage payments
During the first year from 15th September 2005, a payment system has been set up for an additional deposit balance of 15% payable to the developer. This amount is broken down to three equal payments of 5% paid at four monthly intervals. This is a fairly new system in the Costa del Sol which is to protect the buyer, as work is paid for as it happens and not in advance which has been traditionally done in Spain. You will receive an update from us prior to each payment to inform you of what has happened and what the next stages are in the development.

The final stage payment
On completion of the property you have two options at the Public Notary Office for the balance of 75%.

Option One
Is to pay the balance by your own means, we would require information and proof of funds or confirmation from your mortgage provider for this three months prior to completion at the Public Notary Office.

Option Two
Would be to take advantage of our pre-arranged mortgage. A pre-agreed amount of 75% has been set up with a first year interest rate of 2.75% through the National Westminster Bank here in the Costa del Sol. This option has many advantages as we would have all paper work completed here in the Costa del Sol prior to completion, as the mortgage is pre-arranged and guaranteed against the developers project therefore requiring less paper work from yourself as the survey has already been completed and value agreed. After the first year the interest rate would be 1% above Euribor*. The mortgage is also available for people up to the age of 75 years.
